Appliance leaks account for a large share of the water losses we attend, and the smallest lines cause the most expensive damage. A refrigerator ice maker line runs a quarter inch of tubing behind a heavy appliance nobody moves, and when the fitting weeps it does so for months into the wall behind it. Months of hidden moisture is a mold inspection as much as a drying job.
Dishwashers are similar. The leak goes under the cabinet run rather than out into the room, and the toe kick hides it until the cabinet base swells or the flooring at the edge lifts. Washing machine hoses are the loud version: a braided hose lets go and puts water across the laundry, the hall and the bedroom carpet in minutes, which is the same failure that drives most of our burst pipe calls.
We pull the appliance, open the cabinet base where needed, extract, then dry the cavity and check the neighbouring rooms with a meter. Under-cabinet space is where most of these jobs are won or lost. Upstairs laundry failures in Gilbert and Las Sendas need the ceiling below opened as well.
Technician insight
Braided steel hoses look permanent and are not. They have a service life of about five years, cost very little, and replacing the pair on your washing machine is the highest return maintenance job in the house.
