How Long Does Water Damage Drying Actually Take In Arizona?

Three to five days covers most single-room water losses in Mesa. That is the honest average and it is faster than the national one, because the outside air here does part of the work for us.

Dehumidifiers work by moving moisture from the material into the air and then out of the building. In a humid climate the outside air fights you the whole way. In Phoenix, outside relative humidity through most of spring and autumn sits low enough that ventilation alone shifts a meaningful amount of water, and the machines run at full efficiency. Monsoon weeks in July and August are the exception, when the outside air arrives already loaded and a job that would take three days takes five.

What actually sets the timeline is the material. Carpet and pad dry fast, usually two or three days, and often the pad simply comes out and gets replaced. Drywall takes three to five once it has wicked. Framing lumber and sub-floor take a week or more, because wood releases water slowly no matter what you point at it. Concrete slab is the slowest of the lot and can run past two weeks, which is why a slab leak job always outlasts the plumbing repair that caused it, and why new flooring should never go down on a slab that has not been tested.

Two things extend a job unnecessarily. Equipment being switched off overnight, which every homeowner is tempted to do because air movers are loud, resets progress each time. And walls that were never opened where the water actually went, so the readings stall at day four and nobody knows why.

The number that matters is not the number of days. It is the moisture reading compared to an unaffected part of the same material in the same house. When the wet drywall reads what the dry drywall reads, it is dry, and the equipment comes out. Anyone telling you the standard job is exactly five days is working off a schedule rather than a meter. That is the whole approach behind our structural drying work.

Time matters for a second reason. Material that stays wet past about 48 hours can start growing, and at that point you are paying for mold remediation instead of drying. Two extra days of delay routinely doubles a bill.
